Property and Price
Jennifer’s goal is not to simply sell your home, but to help you obtain the best price for your property in the shortest period of time. Jennifer helps you know what you can do to your home to make it more valuable to buyers and sell for more. Did you know that buyers develop an opinion of your property in less than 15 seconds? Establishing the right first impression is critical to achieving a successful sale. When Jennifer markets your home, she will help you know “what will and what won’t add value”.
Here are a few examples of her low-cost and practical ideas that will make your home show its very best.
People react more favorably to homes shown under bright light. Everything feels larger, cleaner and more inviting with bright light. Make sure all bulbs and light fixtures are working. Jennifer also suggests increasing the wattage of the bulbs to the maximum allowable wattage in typically dark areas, such as hallways, bedrooms, kitchen bathrooms and basement.
A fresh coat of paint can be one of the best investments you can make to increase the value of your home. The smell of fresh paint, along with its clean appearance, greatly helps create a positive impression of your home. If you don’t want to paint the entire house, you may consider painting a few key areas, such as: the front door and its trim, the garage door, the entrance foyer walls and hallways.
Buyers love a clean home. In addition to normal cleaning, also consider some overlooked areas such as noticeable windows, baseboards, cabinet doors and knobs and the front door bell. Give special attention to bathrooms and the kitchen. A quick touchup with the vacuum before a showing will really pay off.
Space sells. One way to make a room appear larger is to have less furniture blocking the floor space. Jennifer suggests that, wherever possible, move out all boxes and unnecessary furniture from your home. Since you are moving soon, consider boxing up all the items that don’t fit comfortably in the closets and moving them to a storage unit or a neighbors/family member’s garage. Also, cleaning out the garage and the basement will make them look much larger. If it is not possible to rent a storage unit or someone else’s garage, consider moving all those boxes, furniture and storage into one of the smaller rooms in your basement.
Re-carpeting your home prior to selling may not be necessary. So before you spend the money, ask Jennifer first. Replacing some carpeting can be a very effective way to increase the value of your home and if done correctly can add much more than the cost of the new carpeting. But it is not always expedient.
You don’t need to wait until your home is perfect to put your home on the market. With Jennifer’s professional suggestions, it will be easier than you thought to increase the value and marketability of your home.
